Housing Market: Supply Surge

2 min read·Sep 28, 2026

The housing market saw a notable decline in existing home sales during August, extending a trend of slowing activity. This dip in sales coincides with a substantial increase in housing inventory, which has now reached its highest level in ten years. This surge in available homes suggests a potential shift in market dynamics, moving away from the tight supply conditions that have characterized recent years. The expanded inventory could offer more choices for prospective buyers, potentially easing some of the competitive pressures previously experienced. This combination of decreased sales and increased supply indicates a cooling period in the real estate sector, which could lead to more balanced market conditions in the near future. The data points towards a market where buyers might find themselves with more leverage and options than they've had in a long time.

I think what stands out here is the clear signal of a market rebalancing. For a while, it felt like inventory was always incredibly tight, so seeing a ten year high in supply is a significant change that could reshape buying and selling strategies. The local NRV market (not all, but in general terms) is not necessarily as drastic as the national data (such as the ten year high), but the overall trend is accurate. Inventory is higher, listings are on the market longer and price reductions are on the increase. I personally see this as a good thing as related to a more comprehensive “balanced” market for both buyers and sellers. Just my opinion, but as much as we like real estate as a solid mechanism for wealth, fundamentally owning a home is more of a human need and seeing balance in the market is a positive thing.
